UK, FR, NL and DE alone have 43 million apartments. There is no compelling deep energy retrofit solution (close to 100% energy savings instead of today’s typical 30%) for apartment buildings, which is key to achieve EU’s 2050 CO2 target. MUSTBE0 develops a market for affordable, desirable, long-term performance guaranteed (instead of theoretical performance) net zero energy (NZE) retrofits for apartment buildings. A NZE apartment generates the equivalent of energy needed for its space heating, hot water and powering appliances. A new business model uses money spent on energy bills and maintenance work to pay for the retrofit. This way, residents get a modern, warm and comfortable home at the same cost of living.
Off site manufacturing of the retrofit packages (mass customised facades and roofs with fully integrated energy and climate systems) enables driving down costs and installation times to go down from many months to a few weeks. Retrofitting apartments differ from houses technically (size, facades, collective energy systems), financially and contractually (both energy use and distribution and ownership). All complicate (quick) delivery.
4 Independent market development teams intervene In the market to create a viable path to scale. Housing providers collaborating to retrofit 9 demonstrators (415 units) in UK, NL, FR and DE provide a launching market in NWE as part of that intervention. Aggregating additional demand, improving regulation and financing to structurally enable it creates more market volume and drives the supply chain to industrially produce cheaper and better retrofits which kick-starts a self-sustaining market. This yields 100.000 retrofits by 2025 and 400.000/yr by 2030. By end of the project, retrofits achieve 7.5 GWh/yr of primary energy savings (and 1414 tonnes CO2/yr), average investment costs drop 15% from today’s ±€1100/m2 (Important: housing organisations’ ability to invest increases significantly because of new business model)

La GB, la FR, les P-B et l’ALL ont 43 millions d’appartements. Aujourd’hui, il n’existe aucune solution convaincante de rénovation à haute efficacité énergétique (-100% et non seulement -30%) clé pour atteindre les objectifs d’émissions de CO2 de l’UE pour 2050. MUSTBE0 développe un marché pour la rénovation d’immeubles, abordable, désirable et à énergie zéro garantie sur le long terme. Un appartement à énergie zéro génère l’équivalent de l’énergie nécessaire pour son chauffage, eau chaude & appareils ménagers. Un nouveau modèle d’affaires utilise le montant dépensé pour les factures d´électricité & la maintenance pour financer la rénovation, ainsi les locataires obtiennent un foyer moderne et confortable pour le même coût. La fabrication hors site des lots travaux (façades & toits personnalisés avec systèmes énergétiques complètement intégrés) permet la réduction des coûts & du temps d’installation de plusieurs mois à qq semaines. La rénovation d’appartements diffère des maisons individuelles, techniquement, financièrement & contractuellement ce qui complique leur exécution. 4 équipes de développement de marché vont travailler à créer une dynamique de marché. Les organismes de logement coopèrent pour la rénovation de 9 démonstrateurs (415 unités) en FR, P-B, GB et ALL, fournissant un marché de départ en NWE. Le cumul de la demande, l’amélioration de la réglementation & du financement créeront plus de volume de marché et conduiront les fournisseurs à produire des rénovations plus qualitatives et moins chères, permettant l’autofinancement du marché. Cela produira jusqu'à 100.000 rénovations d’ici 2025 et 400.000/an d’ici 2030. D’ici la fin du projet, les rénovations devraient atteindre 7.5 GWh/an d’économie d’énergie primaire (1414.4 tCO2/an) et le coût moyen d’investissement actuel de ±1100€/m² devrait se réduire de 15% (remarque: la capacité d’investissement des organismes de logement devrait augmenter significativement grâce au nouveau modèle d’affaires)

In UK, FR, NL und DE allein gibt es 43 Millionen Mehrfamilienhäuser, für die aktuell aber keine überzeugende Lösung für eine energetische Tiefensanierung existiert (mit nahezu 100% Energieeinsparung, anstatt der heute typischerweise erreichten 30%). Diese ist aber ein wichtiger Schlüssel zur Erreichung des EU-Klimaziels für 2050. MUSTBE0 entwickelt einen Markt für bezahlbare, attraktive Net-Zero Sanierungen, mit langfristig garantierter Performance (statt nur theoretischer Performance). Ein Net-Zero Wohngebäude erzeugt über das Jahr so viel Energie, wie die Bewohner für Heizung, Warmwasser und Haushaltsstrom benötigen. Durch ein neues Business Modell werden die bisherigen Energie- und Wartungskosten zur Refinanzierung der Sanierung verwendet. So erhalten Mieter bei gleichbleibenden Lebenshaltungskosten ein modernes, warmes und komfortables Zuhause. Durch die industrielle Vorfertigung aller Bauteile können die Baukosten sowie die Dauer der Bauarbeiten von mehreren Monaten auf wenige Wochen reduziert werden.

Vier unabhängige Marktentwicklungsteams setzen sich für einen realisierbaren Pfad zur Umsetzung solcher Lösungen in der Breite ein. Wohnungsunternehmen unterstützen dies durch die Sanierung der ersten 9 Pilotprojekte (415 Einheiten) in UK, NL, FR und DE, die einen ersten Startmarkt in NWE darstellen. Durch eine weitere Ausweitung der Nachfrage, Verbesserung von Regularien und Finanzierungsinstrumenten wird ein größeres Marktvolumen geschaffen, das eine günstigere Sanierungslösungen ermöglicht. Ziel der Marktentwicklung ist die Sanierung von 100.000 Wohngebäuden bis 2025. Bis 2030 sollen 400.000 Wohngebäude jährlich saniert werden. Nach Projektende sollen Sanierungen Einsparungen von 7.5 GWh Primärenergie (und 1414 Tonnen CO2) pro Jahr erreicht werden. Durchschnittliche Investitionskosten sollen um 15% im Vergleich zu den heutigen Kosten von ca. 1100€/m² fallen - bei gleichzeitg höheren Einnahmen für die Wohnungsunternehmen.
